Town of Trent Woods & Town of Maysville Planning Technical Assistance
ECC planning staff have served as consulting planners for the Town of Trent Woods since 2008 and the Town of Maysville since 2014. For the Town of Trent Woods, ECC has processed over 200 zoning permits and associated flood zone permits, and assists with subdivision reviews, zoning code interpretations, zoning map amendments, and GIS updates to an interactive zoning and floodplain mapping tool. For the Town of Maysville, ECC provides professional planning staff to the planning board and Town Council to assist with re-zoning ordinance amendments and permitting.
Town of Cedar Point Comprehensive Plan
ECC developed a comprehensive plan for the Town of Cedar Point that fulfilled the Coastal Area Management Act (CAMA) requirements for the preparation of a CAMA Workbook Land Use Plan and included other elements that addressed the additional needs of the Town as it moves forward with planning for the future. The Comprehensive Plan examined existing land use and potential growth areas, as well as included a land suitability analysis, build out analysis, and growth and development goals and policy statements.
Town of North Topsail Beach Access Parking Study
ECC conducted a Beach Access Parking Study for the Town of North Topsail Beach that examined the existing parking inventory, pay-to-park solutions, and non-pay-to-park options, as well as parking solutions from other communities. This information was compiled along with photos to create a working document for the Town as they work to accommodate a growing population.
Town of North Topsail Beach Build-Out and Non-Conforming Lot Study
ECC has also assisted the Town of North Topsail Beach in creating a subdivision lot inventory that identifies the number of platted lots within the Town’s municipal limits and identifies those lots which are vacant or built upon. A build-out scenario was developed by ECC’s staff using the Town’s existing zoning density regulations, and calculating the potential growth of the Town if the maximum permitted density of residential and commercial uses were to be built.
